Electrical safety inspections (NIC & PAT) Currently no legal requirement for an electrical safety certificate for the Tenanted properties (except in the case of all HMOs). It is the landlord’s responsibility to ensure that all electrical appliances are safe. As a ‘duty of care’ we recommend all electrical appliances are PAT tested. We can arrange this. |

Renewing a Tenancy
If all the named tenants continue dwelling in the property the fees are below.

Deposits
The Tenancy Deposit Scheme will also need to be renewed and the cost per renewal is £40.
Renewal of a Tenancy at the natural expiry of a term with a change to a tenant
If one has multiple tenants in a property and one or more decides to change, there is a charge of 5% of the annual rent +VAT of the annual rent in order to: draw up a new tenancy and reference the new tenant.
