Deposit registration fee
By law all deposits have to be registered with a Government approved body. This can be arranged by the landlord or CityLetz can be instructed.
Energy Performance Certificate (EPC)
In order to market a property a certificate must be available and copy provided to the tenant before the start of the tenancy.
Gas Safety Certificate
Landlords – not the Managing Agent – are responsible for ensuring all gas appliances are inspected and certificates issued by a qualified ‘Gas Safe’ registered engineer. 

Fee examples:*

  • £60 for 1 appliance
  • £75 for 2 appliances
  • £100 for 3 appliances
  • £25 for each extra appliance after that
  • If the gas boiler requires a service this cost is additional.
Smoke Alarms
Recommend that these are installed. Landlords can arrange this or we can supply and fit.

Electrical safety inspections (NIC & PAT)
Currently no legal requirement for an electrical safety certificate for the Tenanted properties (except in the case of all HMOs). It is the landlord’s responsibility to ensure that all electrical appliances are safe. As a ‘duty of care’ we recommend all electrical appliances are PAT tested. We can arrange this.

Renewing a Tenancy

If all the named tenants continue dwelling in the property the fees are below.

 First renewal 5%
 Second renewal  4%
 Third renewal  3%
 Fourth renewal  2%
 Fifth renewal and thereafter  Free of charge


The Tenancy Deposit Scheme will also need to be renewed and the cost per renewal is £40.


Renewal of a Tenancy at the natural expiry of a term with a change to a tenant
If one has multiple tenants in a property and one or more decides to change, there is a charge of 5% of the annual rent +VAT of the annual rent in order to: draw up a new tenancy and reference the new tenant.

Insurance claims
Manage these on behalf of the landlord

Property Renovation
