Viewings
It this ever growing market, properties rent fast. It is therefore imperative that you book appointments as soon as possible and if possible and would be beneficial everyone who is intending to live at the property be present. All viewings are accompanied by one of our members of staff ensuring that any queries you might have are dealt with.
Fees
Our fees (where applicable) are reasonable, clear and transparent without any hidden extras. Unlike many other agents you will not be charged fees on renewals. Breakdown of fees are as follows:
£50 including VAT per tenant referencing fee
£70 including VAT per tenant contract and administration fee
£50 including VAT for each guarantor
No fees charged for renewing/extending the tenancy agreement
Offers
Once an offer has been accepted we will take a 2 week non-refundable holding deposit and apply for references through our accredited and independent referencing agency. This process easy straightforward and completed on line.
Deposit
The deposit is usually equivalent to six weeks rent (depending on circumstances) and, as required by law, your deposit will be registered with a Government approved tenancy deposit protection scheme for which you will be supplied with all the relevant information before your tenancy begins. Once your deposit has been paid and registered you will receive a tenancy deposit certificate and prescribed information confirm the registration and protection of your deposit.
Rent
The rent is usually paid every calendar month in advance (dependent on circumstances) and can be paid by standing order or BACS transfer.
Inventory
It is important that you are provided with an inventory check in report at the start of your tenancy in order to protect your deposit. Therefore at the commencement of the tenancy you will be given a comprehensive inventory report with photographic evidence which is compiled by an independent and accredited inventory company. This is paid for by the landlord. At the end of the tenancy the same inventory company will compile a check out report which you will pay for. The cost, depending on the size of the property, will be approximately £100 - £150 including VAT
Keys
Once the tenancy agreement has been signed and balance monies have been received in cleared funds, you will be handed keys to your new home.
